A garage door issue shows up on every home inspection report.

Buyers and their inspectors notice everything. A door that grinds on the way up, reverses before it closes, or has a worn spring sitting in a pile of rust gives them something to point at. Something to ask for money back on. Something that could slow your closing.

Most of those issues are a fast, affordable fix. A tune-up before your listing goes live, or before the inspection window, is one of the easiest things you can do to protect your sale price.

We see it all the time on Vancouver Island: sellers lose negotiating power over a $150 repair they didn't know about.

"The inspector flagged the garage door and the buyer asked for $800 off. The actual fix cost $120."

We hear this story often. A pre-sale tune-up costs less than the negotiation does.

A full inspection and tune-up, top to bottom.

We go through every moving part so you know exactly what condition your door is in before anyone else does.

Spring Inspection

Torsion and extension springs checked for wear, tension, and end-of-life indicators. We tell you honestly what they have left.

Cable Check

Cables inspected for fraying, uneven wear, or slack. A frayed cable is a safety issue buyers won't overlook.

Rollers and Hinges

Worn rollers cause noise and roughness. We inspect and lubricate all hardware so the door moves the way it should.

Track Alignment

Tracks that are out of alignment cause binding and uneven travel. We adjust and secure them so the door runs clean.

Opener Test

Force settings, auto-reverse, and safety sensors all tested. Home inspectors check these. We make sure they pass.

Full Lubrication

Springs, rollers, hinges, and tracks all lubricated. The door goes quiet. That alone changes how it feels to a buyer walking through.

Simple. Fast. Done before your listing goes live.

What sellers usually ask us.

How far in advance should I book before my home inspection?
As soon as you know your inspection date, give us a call. We typically book within a few days. If your timeline is tight, let us know and we'll do our best to fit you in.
What if the inspection finds something that needs a repair beyond the tune-up?
We'll tell you upfront what we find. If a spring, cable, or roller needs replacing, we'll give you a clear price on the spot. No pressure, no confusing estimates. You decide what makes sense before the sale.
Do I need to be home during the service?
You or someone who can provide access to the garage needs to be available. The job usually takes under an hour, so it's a quick visit. We'll confirm the time and give you a heads up when we're on our way.
Will this help with the home inspection report?
In most cases, yes. Home inspectors check the garage door opener safety sensors, auto-reverse function, and overall operation. A tuned-up door passes those checks cleanly. Issues that would show up on the report get addressed before the inspector ever arrives.
